By booking your reservation and paying, you hereby accept this Rental Agreement and agree to follow all rules and policies within this Rental Agreement.
Check-in time will be specified in your reservation details. Early check-ins will not be scheduled.
Check out Time will be specified in your reservation details. No late check-outs will be scheduled.

NO ILLEGAL SUBSTANCES

Please note that by agreeing to this Rental Agreement you also agree to “Exhibit A”.
SHORT TERM RENTAL AGREEMENT
This Short-Term Rental Agreement (the “Agreement”) is made by and between Gatlinburg Village Vacation Rentals, LLC (“Homeowner/Management”) and [Guest Name] (“Guest”) as of the date set forth within the booking details. For good and valuable consideration, the sufficiency of which is hereby acknowledged, the parties hereby agree as follows:

Property: The property shall be furnished and includes a starter set of toiletries, linens and towels.

Rental Party: The rental party shall consist of only guests stated in the booking.

Maximum Occupancy: [Unit Sleeps] people.

Term of Lease: The lease begins at 4:00PM on the reservation start date of [Reservation Arrive] and ends at 10:00AM on the reservation end date of [Reservation Depart].

Minimum Stay: This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods and will be noted on the leasing website.

Rental Rules: Guests agree to cause all members of the rental party and anyone else Guests permit on the property to abide by the Rental Agreement, Exhibit A.

Access: Guest shall allow Homeowner/Management access to the property for purposes of repair and inspection. Homeowner/Management shall exercise this right of access in a reasonable manner.

Rental Rates and Fees: if not provided in this document the rental rates and fees are stated in the email exchange between Guest and Owner/Management.

Insurance: Owner/Management encourages Guest to purchase traveler insurance from a 3rd party provider.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit, rates, fees and funds will be refunded as follows:

100% refund if cancelled 30 days or more prior to check-in date.

50% Credit if cancelled less than 30 days, but more than 15 days prior to check-in date.
-
No refund will be processed for cancellations 15 days or less in advance.

Processing fees are not refundable.
Damages:

Guests are financially responsible for all damages that occur.

All damage must be reported to Gatlinburg Village Vacation Rentals LLC. in writing by email or messenger prior to check out.

Damage or violation of the pet or smoking policy, that causes additional cleaning will be charged to guests.
Rental Rules

Smoking is not permitted.
-
People other than those in the guest’s party within the reservation are not permitted to stay overnight. Cannot exceed the occupancy limit of [Unit Sleeps] guests.

Guests shall not create excessive noise between 9:00PM and 8:00AM.

The Owners/Management are not responsible for any accidents, injuries, or illnesses that occur while on the premises. In addition, the Owner/Management are not responsible for the security of personal belongings of the guests.

Pets are not allowed.
-
Only use appliances for their intended uses.
-
Guests are financially responsible for all damages to the property.
-
There is no daily housekeeping.
-
Follow check-out procedures before vacating the facility.

Use fireplace responsibly. Please note that a fire extinguisher is placed on each floor that states “Fire Extinguisher.”

Children under the age of 18 are not permitted to access the outside patio or balcony areas alone. Any person under the age of 18 must be accompanied by an adult. Do not lean or hang over railings. Keep a reasonable distance from railings. Owner/Management is not responsible for any accidents, injuries or fatalities. The area surrounding the house shall not be accessed.

Each TV has cable or streaming cable. DO NOT DISCONNECT ANY CORDS TO ACCOMMODATE YOUR OWN DEVICES.
Check Out Policies

Please remove all trash in the unit and place in the trash dumpster at the end of the driveway.

Make sure the bear proof trash can is secure.

Please place all used towels, wash cloths, sheets and pillow cases in the bathtub. DO NOT remove bedspreads, blankets, duvet covers, or pillow shams from bed.

Make sure all electronics are turned off such as TV, coffee pots, oven, stove, clothes iron, etc.

Please place all used dishes in the dishwasher and start the wash cycle.

In the winter months, set thermostat to the heat/auto position at 62 degrees. In the spring and summer months, set thermostat to cool/auto position to 80 degrees.

Please make sure the front door is locked when checking out.
